If you can't seem to find the right home, or perhaps you're planning on building that vacation cabin you've always dreamed of, getting some home building plans is probably the first place to start.
Plans and blueprints aren't hard to find, but they are sometimes difficult to interpret. Basic plans can be had just in the backs of many publications at your local checkout counters at the grocery store or hardware store. Home improvement centers have racks and racks of plans for all types of homes. Of course, if you don't understand the language of these blueprints, you will quickly find you have a major problem. Many people choose to meet with an architect, discuss plans they are interested in, and perhaps even hiring him to manage the entire project from concept to construction.
Basic plans cost under $100. These are pretty easy to understand, at least when it comes to being able to view the concept of the design. In truth, all you need to be able to garner from these plans are things like how many square feet, number of bedrooms, placement of the kitchen, size of bathrooms, number of floors, and what kind of closet and storage space is included.
Frequently this is all that is required to allow you to perform some due diligence. If you have thought about using the services of a large home builder (usually these companies own the land and sell homes in a development that are brand new but they will build to suit), you might be able to show them these simple plans and work with them to design exactly what you want. Or, you can always work with plans they happen to be using for a particular development although these normally don't have much leeway other than standard upgrades and options.
Before getting too involved with buying plans, you should have a clear understanding of where you hope to build. Some areas have tight restrictions on size and type of new homes. Your dream of a Swiss chalet may not be welcome in some communities!
Newcomers to this process would do themselves a favor by consulting with an architect and / or a building contractor before making any decisions. Building a custom home is different than customizing ready made plans.
Just remember there is a big difference between building a family home and a vacation cottage. Learn the differences and learn how to plan accordingly.
